THE ETC - The largest office complex in Bulgaria with a built-up area of more than 70, 000 square meters will open its doors in 2010 on the "Tzarigradsko Shosse" boulevard in Sofia, which is situated in the part of the city known as the ‘7th Kilometer’. This commercial development which will be called the "European Trade Center" (ETC) currently represents almost 10% of all office projects in Sofia still under construction, unsurprising as the building has a construction budget in excess of 70 million euros.

ETC will consist of five office buildings, the tallest of which will reach 65 meters up into the sky. It is part of the mega complex known as "Hermes Park". The latter is being developed by Carrefour Bulgaria and European Trade Centre, which co-own the land and the building rights. It includes Carrefour Mall, occupying an area of 54 000 sq m on Tsarigradsko Chausse Blvd which is still under construction. ‘Hermes Park’ comprises a trade centre with a gross actual area of 240 000 sq m, 14 000 of which will be allocated to the mall. There will be office buildings adjacent to the establishment. The overall investment is estimated at 200 million euro. This is the largest mall project currently being developed on the Balkans and is due to open in mid-2009.

ETC will be built with the use of new "green technologies" to reduce energy. cost. Each building will have solar collectors and garden rooftops.
